It was built in 1888 for the Gormully & Jeffery Manufacturing Company, 213 W Institute was the home of the popular “Rambler” bicycle brand. Which at the time was the second largest bicycle manufacturer in the United States.
Thomas B. Jeffery, the company’s founder, sold the business to the American Bicycle Company in 1900 so he could concentrate on vehicles. What will eventually develop into the American Motors Corporation had just begun (A.M.C.).

The Institute building is a historic brick and timber loft office structure that formerly housed the bike manufacturing company Gormully & Jeffery Mfg. Co. The historic building just had a complete refurbishment that cost over $6.3 million in capital upgrades.
Since 2015, the building has had its roof replaced, its lobby renovated, its corridors upgraded, a new fire panel installed, a freight elevator installed, and tenant-specific HVAC coils and units replaced. These improvements have helped the building become a best-in-class brick and timber structure while also keeping the current tenants and raising rents to market rates. Along with the refurbishment, the building also has a 32-stall on-site parking lot, a unique benefit in the neighborhood.
